I always enjoy a good spatial challenge. I love jigsaw puzzles, looking at maps, and I may have spent too many hours playing Tetris in the early 90’s.

If you are like me, then this part of my website is for you. I am showing below some of my favorite before & after floor plans, as well as a brief description of what the client was hoping for when I created the new plan.

The clients had 2 pet peeves regarding their house: the inefficient layout of the kitchen with not enough pantry, and a too small family room that always had the laundry being in use. By changing locations of windows & doors, and pushing the kitchen over, I was able to create a bigger layout in kitchen & family room with more pantry space. As a bonus, the dining became more open as well. The laundry was able to have its own room in the bonus room.

Model Home Gains New Proportions Floor Plan

This client had 4 main wishes: An additional bedroom, an addition full bathroom, a larger pantry/mudroom, and a better principal bathroom. This family entertained a lot and wanted more counterspace for serving. They recently added dogs to the family, which meant storage was needed for pet food & pet care needs. Another pet peeve was that the old kitchen island was so large, they could not reach the center of it. They felt that they might need to make an addition to accomplish all these goals.

Luckily, I was able to fit all their needs into the same footprint of their existing home. Although I reclaimed some square footage from the kitchen, the space became more usable and maintained the same amount of counterspace. We also were able to add cabinetry in the half wall separating Dining & Family and add a countertop for more entertaining space for food. I find many newer homes have square footage devoted to space not actually being used (such as a formal dining, or a large principal bathroom with a lot of empty space in the middle) that can be repurposed to make the house work better.

Desperately Seeking Better Bathrooms Floor Plan


This client wanted another bathroom upstairs, and also did not like that the principal bathroom had such a small shower. They weren’t sure they wanted a full remodel and wanted to be economical in the decisions they made.

I was able to separate the sinks in the principal bathroom, creating a his & her side and widen the master shower quite a bit. They saved money by keeping the existing toilet room and soaking tub in place.

We used some of the loft space to create an ensuite bathroom in one of the bedrooms, and found that we really only lost unused hallway space, still preserving the use and function of the loft. They saved money by using a premade vanity from Costco and a fiberglass surround tub in the ensuite bath. Sometimes it feels counterintuitive to hire a “designer” when you want to save money and don’t need a flashy change, but I was happy to help in any way I could.
